The broker has been recognized in Spain since October 2023! Not everyone is a real estate agent!

You undoubtedly know them, those flamboyant and hip real estate agents with their talk. You can't ignore them and you see them everywhere, in Spain, in your own country, at real estate fairs, etc...

Until recently, this was not a problem because anyone was allowed to be a real estate agent in Spain. They grew out of the ground like mushrooms.

Spain now hopes to curb this by requiring the broker to meet conditions.

Since October 2023, every real estate agent who sells homes in the Costa Blanca must have a Spanish real estate agent's diploma to be able to practice the profession according to Spanish law. So PLEASE NOTE!!! An NVM diploma (NL) or a BIV number (BE) is not valid and is even punishable.

In addition, every real estate agent must also have an office (commercial space) in Spain. So PLEASE NOTE!!! Working from home or working from the Netherlands or Belgium is not allowed.

Unfortunately, more than 25% of the Dutch-speaking real estate agents working in the Costa Blanca do not meet this requirement. And what makes it even more difficult for a customer to keep a good overview is that these real estate agents can also be seen at events and media. In addition, there are also offices that work from the Netherlands and Belgium and then send people on. This is also not possible, these brokers must be registered as autonomous and then officially hired by the relevant broker. These are the well-known intermediaries that are completely unnecessary in the process of buying a property in Spain. Experience teaches us, watch out.

So you visit an event or you search from your computer for some information about purchasing a home in Spain. Ask the following questions.
- ask for the registration number. Please note that only the RAICV number is valid. Many brokers show an API number, this is only proof that they pay their contribution to a federation.
- ask about their civil liability insurance, their guarantee fund
- ask for the location of the office.

Everyone at the Immo Toro office has RAICV recognition and is registered in the register of real estate agents!!!
